Electrical work in a Wollongong apartment: what strata owners should know

Wollongong's CBD and North Wollongong have more apartments every year. Electrical work in a unit is mostly the same as in a house, but there are a few extra things to sort out first.

We service a large area including Wollongong, the Illawarra and Shoalhaven regions, including Nowra, Kiama, Helensburgh & surrounding regions. See all areas we cover

Check your by-laws

Each strata scheme has its own by-laws. Some minor work inside your unit is fine without approval, while other work needs the owners corporation's OK. Your strata manager can tell you which applies.

Know what's common property

The main supply, risers and some wiring in a strata building can be common property. Work on those needs the owners corporation, not just the unit owner.

Concrete ceilings

Many apartment ceilings are concrete slab, so new downlights can mean a bulkhead or surface-mounted fittings. Your electrician can show you the options.

Book access early

Lifts, parking and building access all need planning. Let the building manager know when the electrician is coming.

Renting?

Tenants should report electrical problems to the agent or landlord rather than arranging work themselves. Urgent faults like no power or a burning smell need to be reported straight away.
